About the Role
We are seeking a proactive, results-driven Operations Manager to oversee residential and agricultural properties, including maintenance of existing projects and construction of new real estate.
You will also take ownership of an ongoing residential construction project (seven-unit apartment block), managing completion of unfinished units and renovation of existing ones.
Your role is simple: ensure everything on the ground gets done—properly, on time, within budget, and to a high standard.
This is a hands-on, field-based role requiring frequent site visits, supervision, and direct involvement in daily operations, contractor coordination, procurement, and execution. Strong performance may lead to future project opportunities.
Key Responsibilities
- Construction & Project Oversight
- Manage daily site operations across multiple locations and projects
- Supervise contractors and subcontractors, ensuring adherence to timelines, budgets, and quality standards
- Oversee completion of new builds, renovations, and unfinished units
- Track progress against plans; identify and resolve delays, risks, and site issues early
- Ensure materials, usage, and deliveries match specifications and budgets
- Enforce health, safety, and building regulations at all times
- Confirm milestone completion before payments
- Maintenance & Property Operations
- Oversee maintenance across all properties with rapid response timelines
- Dispatch and supervise technicians; verify quality of repairs
- Track recurring issues and implement root-cause solutions
- Maintain maintenance logs and property condition records
- Vendor Sourcing, Procurement & Management
- Source, vet, and onboard contractors, suppliers, and service providers
- Maintain at least 2–3 vetted vendors per category
- Obtain competitive quotes (minimum three where applicable)
- Manage procurement, material tracking, and usage monitoring
- Evaluate vendor performance and replace underperformers
- Budgeting, Reporting & Records Management
- Maintain accurate cost records, budgets, and expenditure tracking
- Prepare regular cost reports, material usage reports, and progress updates
- Submit structured daily, weekly, and monthly reports with photo/video evidence
- Track tasks to completion and escalate risks early
- Maintain organized documentation (site instructions, variations, approvals)
- Communicate proactively with stakeholders—no surprises
Requirements
Education: Diploma or Degree in Real Estate, Civil Engineering, Construction Management, Architecture, or related field
Experience: 2–5+ years in construction, property, or project management (strong hands-on site experience required)
Skills & Competencies:
- Strong knowledge of construction processes, procurement, and project lifecycle
- Proven ability to manage contractors, budgets, and timelines
- Highly organized, detail-oriented, and self-driven
- Strong communication and reporting skills
- Proficient in MS Office and basic project/reporting tools
- Problem-solving mindset with high accountability and integrity
Additional Requirements
- Must be based in or near Kisumu and willing to travel regularly
- Familiarity with Kenyan construction regulations and permitting processes is an advantage
- Professional memberships (e.g., relevant construction bodies) are a plus
- Must be comfortable in a fully field-based, high-ownership role
