    Property Manager

    JOB DESCRIPTION

    This position is responsible for ensuring that residential and commercial properties meet the needs of their tenants. This involves determining rates, marketing vacancies, and maintaining vacant rooms until filled. The role also involves managing the assigned properties so that they meet customer needs.

    ROLES AND RESPONSIBILITIES

    1. A Property Manager performs the following tasks:
    2. Manage all aspects of assigned properties
    3.  Design business plans for assigned properties that suit customers’ needs
    4. Inspect and arrange maintenance to meet standards- Ensures that repairs and maintenance are done as per the budget set and provided timelines
    5.  Maintain a positive, productive relationship with tenants and ensures that tenants comfortability is highly taken care of.
    6.  Negotiate lease/contracts with contractors in a timely and reliable manner and ensures that the contractors do their assigned work to completion.
    7.  Advertise and market vacant spaces to attract tenants- In liaison with caretakers he or she has to achieve a 98% house occupancy across all the units monthly
    8.  Collect receivable accounts and handle operating expenses
    9. Develop and manage monthly, quarterly and annual budgets by forecasting requirements and analysing variances, data and trends
    10.  Oversee properties’ personnel and assess its performance- Ensures all personnel attached to him or her achieve their set goals.
    11. Accomplish financial goals and report periodically on financial performance- Achieves the financial goals set by the directors monthly.
    12.  Source and build relationships with prospective clients to expand business opportunities
    13.  Addressing tenant complaints- Addresses concerns raised by tenants to ensure that they are comfort in the houses.
    14.  Contracting and supervising repairs and maintenance work- He or she supervises repairs and maintenance as per schedule given and ensures contractors do their work diligently.
    15. Oversees rent collection, -Ensures that rent collection for all the units is at 98% monthly
    16.  Deals with late rent payments- Ensures that tenants who delay their rent payments are delt with to avoid inconveniences to the company
    17.   Property management- Manages the properties and ensures that they are safe and secure for the tenants always. Ensures the safety and security of the tenants is taken care of.
    18. Reports- He or she gives directors reports weekly, monthly and even annually on all metrics required by the directors
    19.  Ensures that the hygiene of the properties is highly taken care at all times by inspecting the cleaning process done by caretakers and recommend best practices.
    20. Any other task assigned by the management.

      Qualifications

    1.  Bachelor’s degree in Business Administration, real estate, property management, or a related field preferred.
    2. At least 5 years of experience in the real estate and property management or a relevant field
    3. Working knowledge of property regulations and statutory regulations on property or asset management
    4.  Solid knowledge in customer service management

    Key Skills and Competencies

    1.  Proven work experience as Property Manager
    2.  Fully understanding property management and its financial aspects
    3. In depth knowledge of all rules and regulations surrounding property management
    4.  Competency in MS Office and relevant databases and software
    5.  Customer focus and bottom line orientation
    6.   Interpersonal savvy with strong communication and presentation skills
    7.  Well organized with excellent time management skills
    8.  Understanding of marketing and accounting principles.
    9.   Strong organizational and time management skills.
    10.   Negotiation skills.
    11. Good customer service skills
