    Maintenance Engineer

    he overall scope of this position is to Guarantee and optimization of the smooth and efficient workflow in the engineering department. Responsibility for the overall maintenance and organization of technical equipment (including HVAC) within the hotel.

    Main Responsibilities

    • Aid the Engineer to Achieve Kempinski minimum Audits Scores.
    • Ensure all equipment are maintained and in good working conditions.
    • Assists the Chief Engineer to co-ordinate employee’s work schedules.
    • Assists in executing and controlling maintenance work of technical equipment (including HVAC) and disposal of detergents and toxic material.
    • Assists in Budgeting and controlling of energy usage, maintenance expenses and preparing new projects. The Maintenance Engineer should head the Kempinski Energy Conservation Movement.
    • Scheduling employees in accordance with company rules and regulations.
    • Ensures cleanliness within all engineering outlets.
    • Co-ordination of waste and recycle management.
    • Maintaining and encouraging communication up and down within the department and to the executive team.
    • Represents the Chief Engineer in meetings within the hotel in his/her absence, or as designated.
    • Assists in creating monthly statistics and coordinating a smooth administration within the engineering office.
    • Scheduling vacation and controlling of working hours.
    • Supervision of all duty engineers.
    • Reinforcing policy and regulations in compliance with hotel standards.
    • Training of fire and security issues in case of an emergency.
    • Assists in maintaining a high level of quality standards in compliance with economical methods.
    • Leadership and Role model behavior within hotel functions and meetings.
    • Ensure all maintenance records are up to date, PPM schedules are strictly adhered t and followed.
    • ALL samfex work orders are attended to on a daily and response given to the source department.
    • Conduct daily inspection of guest rooms & BOH to capture the defects for action.
    • Conduct a monthly maintenance report and share with the Engineer for action.
    • Be in charge of utility monitoring & Energy conservation champion.
    • Supervises the implementation of an effective Trouble Report system together with other day-to-day works of general maintenance and repair to ensure that the building, its contents, and its surroundings are at all times in first-class condition.
    • Identifies and arranges for all work necessary to maintain this high standard whether mechanical electrical or civil, to be completed in good time.
    • Draws up preventive maintenance schedules for every item of mechanical and electrical plant or equipment, including that of other Departments such as Laundry, Kitchen, Swimming Pool, etc., as well as major plant such as Chillers, Boilers, Cooling Towers, Air handling units and Fans, Pumps, Automatic Control Systems, etc.
    • Incorporates these schedules into the development of a comprehensive preventive maintenance scheme; directs and supervises the work of his Assistant and his team of skilled and semi-skilled tradesmen in its continuous implementation.
    • Maintain high standard of day to day repairs, through prompt attention to emergencies and fault requests. Ensure 24 hour emergency cover for all buildings is provided through central help desk.
    • Liaise and maintain good relations with other departments and tenants, responding quickly and effectively to problems and building service breakdowns.
    • Ensure that regular site inspections and condition surveys are carried out.
    • Periodically assists in the reviewing of the manning figures, keeping a balance between under- and over-staffing so that all employees are fully occupied during their hours on duty, whilst balancing the need for overtime and the use of outside contractors accordingly.
    • Completes annual Personnel Performance Evaluations and salary recommendations.
    • Provide competent hands-on skills to ensure all hotel systems including (but not limited to), electrical, sewage, plumbing, heating and lighting are maintained in good working order and to ensure any defects are corrected promptly and properly.
    • To ensure all hotel fixtures, fittings and equipment are maintained in good working order and that defects are corrected promptly.
    • To undertake regular inspections to the fabric of the building and effect all necessary repairs. To report back any defects that requires further skills to the Chief Engineer.
    • To monitor and control the use of gases safely.
    • Inform the Chief Engineer when routine work for any reason can’t be executed in the given time frame and solicit further instruction.
    • Ensure that the Chief Engineer is kept informed of all developments and guest feedback.
    • To assist in maintaining contact with local authorities such as Fire Brigade, Electricity Supply Company, Water Supply Authority, City Building and Health Inspectors, etc., to ensure that all requirements are being complied with and that assistance or advice will be readily available whenever required.
    • Assists in periodically reviews the terms of all utility supply contracts, etc. to determine whether these are the most advantageous, that can be obtained.
    • In the absents of the Chief Engineer attends regular meetings for Energy Conservation, Fire Training, Employee Communications, and Safety (with director of people services ).
    • Assists to Drive Health and Safety policy in liaison with the director of people services.
    • Coordinates and supervises the work of service contractors to ensure that the terms of all such contracts for major plant and systems designated as critical are fully implemented.
    • Assists to effectively manage and control of all service contracts.
    • Ensure that all services are maintained to a high standard consistent with company policies without impairing guest safety and comfort.
    • Supervise maintenance works. Identify and supervise planned preventative maintenance. When carrying out works and during refurbishment programmes ensure that work is programmed in order to maximise occupancy of buildings.
    • To be able to communicate effectively with service contractors and log visits of work carried out.
    • Manage the water hygiene contract and monitoring systems.
    • Ensure proper communication between the team and the guests.
    • Ensure a good, performance oriented working environment within the department and motivate all Team Members.
    • Has a detailed knowledge of FTO Department Brand Standards are followed .
    • To have complete Knowledge of HVAC and MEP Installations
    • Ensure HACCP and COSHH policies are strictly adhered to.
    • Assists and attend /or facilitate communication meetings.
    • Ensure that the Chief Engineer is kept informed of all developments and guest feedback..
    • Work with other departments to ensure that the smooth and effective management of both reactive and planned preventative maintenance tasks are carried out successfully, to the required standard and within agreed time scales.
    • Effectively supervise members of the team, developing individual and team skills as required.
    • Monitor standards through regular brand standards review checks.
    • Assists in developing action plans to address shortfalls in standards.
    • Implement and follow through improvements identified.
    • Ensure all telephone calls are handled politely and efficiently, ascertaining, and accurately meeting the guest’s needs.
    • Assists in handling guest and visitor enquiries or requests, providing correct and accurate assistance of information, which meets guests’ needs.
    • Handle complaints promptly and professionally, demonstrating genuine care and concern.
    • To demonstrate a high standard of personal appearance always wearing the full and correct uniform and ensuring good personal hygiene.
    • To have a full up to date knowledge of hotel products and services.
    • To ensure all telephone calls are handled politely and efficiently, ascertaining, and accurately meeting the caller needs.
    • To handle all enquiries promptly ensuring the customer receives a friendly and efficient response, which accurately meets their needs.
    • To carry out maintenance repair work in guest rooms and all other areas ensuring high levels of attention of detail and professionalism respecting guest privacy.
    • To handle complaints promptly and professionally demonstrating genuine care and concern.
    • To maintain the cleanliness and hygiene of your department, its fixtures, fittings, and equipment.
    • To ensure all legal and statutory regulations and responsibilities are met to maintain a safe working environment for yourself, your colleagues, and our guests.
    • Develop knowledge and understanding of the hotel and its goals to assist in its promotion and business development.
    • Notify the Engineer of the upcoming statutory Audits & Expiry dates of AMc.
    • Generate and promote ideas for improving personal, team and company's effectiveness.
    • Assist in developing safe systems of work for themselves and their employees.
    • To have knowledge of roof protection, asbestos, lightning conductors, and window bolts.
    • Ensure correct uniform is worn in relation to PPE and hygiene in food areas.
    • Any other duties that may be delegated by the management through the Chief Engineer or his Designate.

    Desired Skills & Qualifications

    • High School or secondary diploma required.
    • Degree holder in Civil/mechanical/electrical engineering from a recognized university.
    • Highly knowledgeable in modern engineering practices and standards in heating, cooling, laundry and other hospitality functions.
    • 6 Years’ experience in the maintenance of buildings and facilities with 3 years’ experience in a supervisory role preferably in a 5* hotel chain.
    • Experience in operation of BMS.
    • Ability to write detailed reports.
    • Ability to work and communicate in a multinational environment.
    • Good verbal and written communication skills.
    • Computer literacy.
    • Good aptitude in trouble shooting.
    • Quick at problem resolution.
    • Engineering Administration system.
    • Able to work in a fast-paced environment and can multitask.
    • Ability to remain calm and composed under pressure.
