JOB DESCRIPTION
A project manager plans and designates project resources, prepares budgets, monitors progress, and keeps stakeholders informed. This is all done within the confines of a company's goals and vision.
JOB SUMMARY
The project manager will be responsible for planning and overseeing projects of MintVilla Housing Limited, from the initial ideation through to completion. He or she should coordinate people and processes to deliver projects on time, within budget, and with the desired outcomes aligned to objectives.
ROLES AND RESPONSIBILITIES
- The project manager's role is to take on the responsibility for a specific project or several projects within the organization. He or she is in charge of planning, budgeting, monitoring, and reporting the project with the use of various project management methodologies. Other roles include:
- Negotiate contracts with external vendors to reach profitable agreements.
- Obtain permits and licenses from appropriate authorities.
- Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations.
- Plan all construction operations and schedule intermediate phases to ensure deadlines will be met.
- Evaluate progress and prepare detailed reports.
- Ensure adherence to all health and safety standards and report issues.
- Communicate project status to project participants and stakeholders throughout the project to ensure critical components are not missed and risks are identified.
- Lead and manage a network of engineers, architects, and other consultants in guiding each project through its governmental approvals process to obtain all permits/approvals required for a project.
- Manage all aspects of the due diligence process including but not limited to feasibility studies, geotechnical evaluations, environmental assessments, and surveys.
Manage all dates and processes within a project to ensure the project progresses as anticipated including but not limited to critical dates within development agreements, leases, purchase agreements, permitting, and construction.
- Manage design consultants and architects in engineering a project within the parameters of the approved site plan, budget, Owner criteria, and local codes.
- Ensure that the attendance of employees is well coordinated for payroll processing and cost optimization
- Obtain permits and licenses from appropriate authorities,
- Liaise with other departments such as finance, procurement, HR, and sales team to ensure smooth operations of the project.
- Supervision of all site employees.
- Ensure adherence to all set quality standards and specifications.
- Mentor and motivate teams to achieve productivity and engagement.
- Accurate interpretation of architectural designs and design implementation.
- Perform any other duties assigned by the General Manager.

MINIMUM TRAINING AND EXPERIENCE
- Minimum diploma in Project or construction management.
- Experience in MS Office, contract negotiation, and associated computer software skills
- Minimum 5 years in project management, especially in construction sites
- Experience in real estate and project management
- Experience in the construction of buildings
- Experience in managing construction sites
- Experience in managing site employees and especially casuals
- Experience in using ERP
