    Procurement & Stores Assistant

    To be an in-house procurement expert for the construction and real estate development business, with oversight and direct execution for all procurement matters, and management of materials and items that are procured and needed for the construction of our master-planned real estate developments.

    Responsibilities:

    • Work with project consultants to ensure conformity of procured materials and services with project specifications.
    • Identify, prequalify and engage reliable suppliers and vendors, while maintaining a database of various vendors and suppliers.
    • Request for completion of procurement related forms and obtain and analyze price quotes.
    • Negotiate with suppliers and vendors so as to secure advantageous terms on cost, payment terms and delivery periods.
    • Review and perform risk assessment on new agreements/contracts with suppliers/vendors to ensure feasibility.
    • Develop and maintain long-term relationships with vendors and suppliers.
    • Prepare purchase orders, plan and confirm delivery of materials and services.
    • Forecast to the finance team vendor and supplier payments that are due or expected for proper planning.
    • Collect the required audit trail and documentation to satisfy the finance department that a payment is due.
    • Prepare procurement reports; Maintain records and inventory of materials in various company stores.
    • Track and coordinate the storage and dispatch of materials.
    • Maintain suitable inventory levels for various materials.
    • Any other duty as assigned.

    Requirements:

    • At least (2yrs) experience in an active procurement role.
    • Bachelor Degree in Procurement & Supply Chain Management or any other related courses.
    • Background in real estate and construction industries procurement an added advantage.
    • Excellent Microsoft Office skills, especially excel and spreadsheets.
    • An understanding or interest in property market and trends, with regards to prices of inputs for construction and real estate development.
    • Honesty and integrity when carrying out all tasks.
    • Strong communication skills (both written and oral).
    • Good analytical and quantitative reasoning.
    • Strong organizational and time management skills -ability to adhere to deadlines, multi-task and be able to prioritize.

    Construction Manager

    The Contruction Manager will be responsible for defining and determining the real estate project scope, Objectives, budget & resource requirements. He or she will also track project costs and manage project resources.

    Responsibilities:

    • Define and implement tools that will assist in the control and management of the project.
    • Co-ordinate and direct contractors to ensure schedules and targets are achieved throughout the project lifecycle.
    • Prepare budget and determine resource requirements as per scope of work; Track project costs and manage resources in effective manner.
    • Prepare a program of works, detailed project schedule and work plan.
    • Provide project updates and submit project progress reports to various stakeholders.
    • Monitor compliance with construction program and identify opportunities for improved delivery.
    • Monitor and control changes/variations following approval by Client.
    • Ensure highest quality standard are met and appropriate methodology is applied during construction.
    • Determine, monitor and suggest how mitigate various project risks.
    • Assist the Project Management team in coordination of the various consultancy interphases to ensure smooth delivery of project designs.
    • Assist in preparation of procurement schedules, complete with specifications and recommended suppliers.
    • Develop and maintain excellent relationships with client representatives, consultants, contractors and property owners.
    • Manage and coordinate the project handover phase with contractors, clients, tenants and building managers.
    • Working closely with the rest of real estate team in site supervision and site inspection.
    • Occasionally assist with preparation of client deliverables and presentations.
    • Performing other job-related duties as assigned.

    Requirements:

    • At least (4yrs) experience in managing an active construction site.
    • Diploma/Undergraduate with a minimum qualification of a B (plain) in Kenya Certificate of Secondary Education (KCSE).
    • Diploma/bachelor's degree in construction management or related course from a reputable University or College.
    • Excellent Microsoft Office skills, especially Excel and MS Project.
    • Detail-oriented and highly organized and ability to meet strict deadlines.
    • Strong analytical and problem-solving skills.
    • Detail-oriented with excellent written and oral communication skills.
    • Ability to work independently and collaboratively as a team.
    • An understanding or interest in property markets & trends.
    • Availability on a fulltime basis with high levels of energy, enthusiasm and ability to work long hours and under pressure.

    Tipper Operator

    Responsibilities:

    • Ensure, efficiency and timely collection and delivery of project materials of various sites.
    • Plan routes and meet delivery schedules.
    • Documents and log works/rest periods and kilometers spent riving and retain fuel/toll receipts.
    • Comply with truck driving rules and regulations (size, weight, route designations, parking and break periods) as well as company rules and procedures.
    • Collect and verify delivery instructions.
    • Reports defects, accidents and violations.
    • Maintain high levels of health and safety standards.

    Requirements:

    • Valid driving license with at least 5yrs active driving experience.

    Traxcavator Operator

    Responsibilities:

    • Operate equipment in a safe and productive manner.
    • Operate to move obstacles and back rippers to tear up terrain.
    • Clear and level dirt, sand, rock and gravel on construction sites, and push other equipment.
    • Works with crew to pave roads and ensure slopes are on grade.
    • Ensure that maintenance and inspection of equipment is performed.
    • Organize for regular and scheduled oil top up, greasing, service and make normal operating adjustments to equipment.
    • Any other reasonable duty that may be assigned by line manager or supervisor.

    Requirements:

    • A valid and relevant certificate in plant operations.
    • At least 4 years of experience working with heavy equipment.
    • Ability to communicate effectively with co-workers.
    • Good planning skills and the ability to show initiative and positive attitude.
    • Flexible, punctual, reliable and hardworking team player
    • Be proficient in operating Traxcavators and Earth Movers.
    • Strong knowledge of the operation and maintenance of heavy equipment.

    Backhoe Operator

    Responsibilities:

    • Operate equipment in a safe and productive manner.
    • Works with crew to load trucks, dig trenches, pave roads and ensure slopes are on grade.
    • Ensure that maintenance and inspection of equipment is performed.
    • Organize for regular and scheduled oil top up, greasing, service and make normal operating adjustments to equipment.
    • Perform other related duties such as shovel work.
    • Maintain a clean job site – pick up all tools and equipment and secure job site(s) each day to eliminate potential hazards.
    • Perform site materials handling and storage; Load/unloads trucks and haul materials.
    • Any other reasonable duty that may be assigned by line manager or supervisor.

    Requirements:

    • A valid and relevant certificate in plant operations.
    • At least (2yrs) experience in backhoe operations within a busy site.
    • Ability to communicate effectively with co-workers.
    • Good planning skills and the ability to show initiative and positive attitude.
    • Flexible, punctual, reliable and hardworking team player.
    • Experience excavating trenches at various depths and paving roads.
    • Experience with trench boxes.
    • Experience laying water, sewer and/or drainage pipe on mainline crew.

    Workshop Mechanic

    Responsibilities:

    • Be responsible for proper maintenance of all workshop machines & equipment and maintenance of all company vehicles.
    • Repair workshop and site equipment when necessary to keep them in top condition.
    • Be responsible for prioritizing and scheduling job tasks and assistant mechanics in order to best utilize the work force and time available.
    • Inspect and service company vehicles to have them in good condition.
    • Promote safety in garage by using proper tools and ensure clean surroundings.
    • Check drivers’ reports after each trip and make necessary repairs and adjustments as soon as detected.
    • Prepare and follow a schedule for oil changes and lubrication of each equipment and machinery.
    • Advise on purchase of all parts and supplies necessary for properly maintaining all company vehicles and site machinery.

    Requirements:

    • Diploma in Auto Engineering or related field.
    • Five (5) years’ experience as Senior Mechanic.
    • Should have a valid driving permit.
    • Good communication and interpersonal skills.
    • Result oriented with analytical, problem solving and organizational skills.
    • Should be of high integrity and professional skills.

    Site Foreman

    Responsibilities:

    • Supervising workers, sub-contractors & work activities at the site.
    • Preparing & presenting site inductions, safety briefings & toolbox talks.
    • Ensuring appropriate site rules & welfare facilities are in place.
    • Carrying out regular site inspections.
    • Helping project managers to plan the work & programing.
    • Helping co-ordinate deliveries of materials, plant & equipment.
    • Resolving problems & implementing improvements on site.

    • At least 5yrs experience as a construction foreman or clerk of works.
    • A Diploma or bachelor's degree in construction management, Civil Engineering or related discipline.
    • In-depth knowledge of construction procedures, equipment and OSH guidelines.
    • Ability to read and interpret construction drawings, plans and blueprints.
    • Excellent organizational and leadership skills.
    • Ability to communicate and report effectively.
