    Property Officer

    We are seeking a motivated and detail-oriented Property Officer to join our team. The Property Officer will be responsible for the overall management and upkeep of the property, ensuring tenant satisfaction, timely rent collection, and efficient property maintenance. This role involves monitoring the property’s operational and financial performance, ensuring compliance with lease agreements, and maintaining high occupancy rates.

    • Ensure timely collection of rent, utilities, service charge and any other payments due.
    • Timely billing of rent, utilities and service charge as well as timely dispatch of the invoice
    • Taking appropriate, timely and firm action in the event of default payment by tenants.
    • Ensuring competitive and cost-effective service providers or staff are deployed for the services
    • Ensure handovers by vacating tenants and to the incoming tenants are carried out properly and accurately filled in.
    • To conduct property visits and prepare a joint property inspection report to ensure the property is in a good state of repair. This also ensure the  landlord is constantly appraised and advised on the property.
    • Ensure a proper, accurate and up to date tenancy schedule for the property is maintained at any given time.
    • Ensure appropriate communication and liaison with tenants on matters relating their tenancies and management of the subject property.
    • Ensure lease agreements are in place, duly signed by the parties and that the terms thereof are adhered to. Also, to ensure renewals are done before expiry.
    • Over and above to maintain a high occupancy rate in the property(Jaza Nyumba Campaign).
    • Ensure proper tenant screening to avoid problematic tenants.
    • Ensure tenants’ complaints are addressed in a timely manner.
    • To Inspect repairs carried out and ensure they are done to satisfaction.
    • Prepare and maintainall client records, correspondence, and files.
    • Supervise on site employees i.e., caretakers and cleaners
    • Ensure tenants sub-meters are well maintained, functional, and recovery billings from tenants are done monthly in a timely manner.
    • Any other duties assigned by the supervisor.

    QUALIFICATIONS

    • Bachelor’s Degree or Diploma in Real Estate.
    • Strong communication and organizational skills.
    • Basic understanding of real estate principles preferred.
    • Ability to resolve issueseffectively and maintainpositive relationships with tenants.
    • Proficiency in Microsoft Office suite.
    • Ability to work independently and in a team.
    • Better understanding of real estate related acts.
    • A student member of the Institution of Surveyors of Kenya.

    Sales Executive

    We are seeking a highly motivated and results-driven Sales Executive to join our real estate firm. The Sales Executive in this role is primarily responsible for driving sales, establishing and nurturing client relationships, and exceed targets. Focused solely on sales activities, the Sales Executive will engage with potential buyers, showcase properties, negotiate deals, provide top-notch customer service and ensure customer satisfaction throughout the sales process. 

    Key Responsibilities: 

    • Identify potential clients through various channels such as referrals, marketing efforts, and networking. 
    • Build and maintain a client database for lead generation and follow-up. 
    • Evaluate and assess properties to determine their market value.
    • Create compelling property listings with high-quality photographs and detailed descriptions. 
    • Develop marketing strategies to promote properties, including online listings, open houses, and signage. 
    • Conduct consultations with clients to understand their real estate needs and preferences. 
    • Provide information about the local real estate market, current trends, and financing options. 
    • Schedule and conduct property showings with clients, addressing their questions and concerns. 
    • Assist clients in making offers and negotiating deals on their behalf. 
    • Ensure all legal and financial aspects of the transaction are properly handled. 
    • Prepare and review sales contracts and agreements. 
    • Stay updated on real estate market trends, property values, and legal regulations. 
    • Analyze competitors and market conditions to determine pricing strategies. 
    • Provide exceptional customer service throughout the buying or selling process. 
    • Address client concerns and inquiries promptly and professionally. 
    • Maintain accurate records of all transactions, contracts, and client interactions. 
    • Ensure compliance with all local, state, and federal real estate regulations and laws. 
    • Meet or exceed monthly and annual sales targets set by the real estate firm. 
    • Develop and implement sales strategies to achieve goals. 

     Qualifications: 

    • Diploma in Sales and Marketing or Business Management. 
    • At least 2-3 years in experience Sales. 
    • Proven experience as a Sales Executive in real estate is a must. 
    • Strong negotiation and persuasion skills. 
    • Excellent communication and problem-solving skills 
    • Detail oriented and able to work independently and as part of a team. 
    • Results-oriented mindset with a focus on achieving sales targets.
