    Property Caretaker

    Join Villa Care Management Ltd

    Job Purpose

    • The Caretaker will be responsible for the day-to-day supervision, operation and maintenance of assigned properties, ensuring they remain safe, clean, secure, fully functional and well maintained while delivering exceptional service to tenants, landlords and visitors.
    • The successful candidate will work closely with the Property Manager, maintenance teams, contractors and service providers to maintain high occupancy standards and protect the value of our clients' investments.

    Key Responsibilities

    • Oversee the daily operations of assigned residential and commercial properties.
    • Conduct routine inspections of buildings, common areas and building services.
    • Identify maintenance requirements and coordinate repairs promptly.
    • Supervise cleaners, gardeners, security personnel and maintenance contractors.
    • Ensure cleanliness and proper housekeeping of all common areas.
    • Monitor plumbing, electrical, lighting, water supply and drainage systems.
    • Carry out minor repairs where competent to do so.
    • Monitor lifts, generators, pumps, fire safety systems and other building equipment.
    • Ensure compliance with occupational health and safety standards.
    • Enforce property rules and estate regulations.
    • Attend to tenant enquiries, complaints and maintenance requests professionally.
    • Monitor vacant units and assist during tenant move-ins and move-outs.
    • Record meter readings where applicable.
    • Report incidents, emergencies and maintenance issues promptly.
    • Assist in budgeting and monitoring maintenance expenditure.
    • Ensure statutory inspections and service contracts are up to date.
    • Maintain accurate maintenance records and inspection reports.
    • Support rent collection and follow-up on service charge compliance where required.
    • Coordinate emergency response during breakdowns or incidents.
    • Protect company assets and maintain confidentiality.

    Minimum Qualifications

    • KCSE Certificate.
    • Certificate or Diploma in Building Maintenance, Property Management, Facilities Management, Building Technology, Electrical Engineering, Plumbing, Civil Engineering or a related technical field will be an added advantage.
    • Valid driving licence will be an added advantage.

    Experience

    • Minimum of 2 years' experience as a caretaker, estate supervisor, building supervisor, facilities assistant, maintenance technician or in a similar role.
    • Experience managing residential apartments, commercial buildings, office complexes, gated communities or mixed-use developments.
    • Experience supervising outsourced contractors and service providers.
    • Experience handling tenant relations and customer service.
    • Experience preparing inspection and maintenance reports.
    • Experience working with maintenance management systems or ERP software is an added advantage.

    • Preventive and corrective building maintenance.
    • Plumbing systems.
    • Electrical installations.
    • Water reticulation systems.
    • Drainage systems.
    • Building inspections.
    • Fire safety equipment.
    • Generator operations.
    • Water pumps.
    • CCTV and access control systems.
    • Waste management.
    • Occupational Health and Safety.
    • Estate operations.
    • Contractor supervision.
    • Asset protection.
    • Building compliance requirements.

    Professional Training (Added Advantage)

    Applicants with training or certifications in any of the following will have an added advantage:
