Commercial Property Officer at ProRecruit Versaatech

Job Purpose

• To oversee and drive the commercial performance of the property by maximizing occupancy, revenue generation, customer footfall, and overall profitability. The Commercial Property Officer will develop and maintain strong relationships with tenants and commercial partners while identifying opportunities to enhance the property's market position, customer experience, and long-term business growth.

Key Responsibilities

Commercial Performance

• Drive the property's commercial performance and revenue growth.
• Develop and implement strategies to achieve occupancy, revenue, and profitability targets.
• Identify new commercial and revenue-generating opportunities.
• Monitor market trends, competitor activities, and customer behavior.

Tenant & Leasing Management

• Build and maintain strong relationships with existing and prospective tenants.
• Support tenant acquisition, retention, renewals, and occupancy strategies.
• Identify suitable brands and businesses to maintain a strong and complementary tenant mix.
• Monitor tenant performance and address commercial concerns promptly.
• Support leasing negotiations and ensure compliance with agreed commercial terms.

Business Development

• Identify and develop new business opportunities, partnerships, sponsorships, and commercial collaborations. 
• Explore opportunities for additional income through events, activations, advertising, and promotions. 
• Build relationships with potential business partners and key stakeholders. 

Marketing & Promotions

• Develop and coordinate commercial marketing initiatives to increase property footfall and tenant sales. 
• Work with the marketing team on campaigns, events, activations, and seasonal promotions.
• Measure the effectiveness of promotional activities and recommend improvements. 

Customer Experience & Footfall

• Develop initiatives to increase customer traffic and engagement. 
• Monitor customer feedback and identify opportunities to improve the property experience. 
• Work with tenants to maintain high standards of customer service. 

Financial & Reporting

• Monitor commercial budgets, revenue performance, and expenditure. 
• Track occupancy, tenant performance, footfall, and other commercial KPIs. 
• Prepare regular commercial performance reports and forecasts for management.

Stakeholder Management

• Maintain professional relationships with tenants, property owners, business partners, service providers, and other stakeholders. 
• Coordinate with operations, finance, facilities, security, and marketing teams to support the property's commercial objectives. 
• Address tenant and stakeholder concerns professionally and efficiently.

Qualifications and Experience

• Bachelor’s Degree in Business Administration, Marketing, Real Estate, or a related field. 
• 3–5 years of relevant experience in property management, retail management, property management, commercial management, or marketing.
• Strong skills in tenant management, customer service, relationship management, and business development. 
• Proven experience in marketing campaigns, promotions, events, activations, and digital marketing.
• Good understanding of financial management, budgeting, negotiation, and commercial reporting. 
• Strong leadership, communication, decision-making, and problem-solving skills. 
• Knowledge of commercial property operations, health and safety requirements, regulatory compliance, and general property management practices. 
• Proficient in Microsoft Office Suite and familiar with relevant social media and digital marketing platforms. 
• Strong ability to manage multiple priorities, work with different stakeholders, and deliver results in a fast-paced commercial environment. 
• Must be proactive, commercially minded, highly organized, customer-focused, and results-oriented.
