    Property Manager

    Industry: Real Estate

    Location: Kitale ,Lodwar , Kapenguria & Turkana

    Gross Salary: Kes 50,000

    Key Responsibilities:

    1. The property manager handles tenant’s complaints on service requests and must be familiar with the terms of the tenant’s leases.
    2. The property manager assists in the preparation of the annual budget, reporting and financial performance of the property.
    3. To prepare monthly land lords financial report.
    4. To invoice all tenants in regard to their rent and bills.
    5. To receipt all payments made by the tenants.
    6. Timely collection of rent/service charge/bills
    7. Issue a report on all the vacant houses to sales and marketing department and maintenance as well.
    8. To issue distress notice to tenants with arrears and make a follow-up on payments.
    9. Issue letter of instructions to auctioneers for the recovery of debts
    10. Make regular visits to different sites for inspection.
    11. Ensure all tenants are satisfied with our services.
    12. Management of property staff.
    13. Marketing of the properties to ensure that all spaces are occupied.
    14. Ensure payment of service provider.
    15. Ensure properties are well maintained

    Key Performance Measures:

    1. Maintaining and preparing the landlords books of accounts on QuickBooks and updating payments daily.
    2. Responsible for preparing monthly land lords financial report by the 5th of every month.
    3. Invoicing all tenants in regard to their rent and bills by 1st and 5th of every month respectively.
    4. Receipting all payments made by the tenants.
    5. Collection targets of 90% by the end of the month.
    6. Issuing a report on all the vacant houses to sales and marketing department and maintenance as well monthly by 10th of the month.
    7. To issue distress notice to tenants with arrears and make a follow up on payments.
    8. Issue letter of instructions to auctioneers for the recovery of debts
    9. Making regular visits to different sites for inspection once a month
    10. Tenant satisfaction reports at 80%
    11. Evaluation of the properties monthly with a target of 95%
    12. Attaining monthly management fees as per budget.
    13. Performance evaluation reports made monthly.
    14. Valid leases and rent reviews updated monthly.
    15. Ensuring that all suppliers are paid monthly

    Skills & Qualifications:

    1. Bachelor’s degree in a business-related field/real estate/accounts
    2. Marketing and selling skills
    3. Customer relations and interrelation skills
    4. Organizational skills
    5. Ability to handle tenants.
    6. Computer literate
    7. At least Three (3) years of experience in the real estate industry.
    8. Basic financial skills
    9. Pro-active
    10. Good communicator
    11. Attention to detail
    12. Results oriented
