We are seeking an experienced Quantity Surveyor with a minimum of three (3) years of relevant experience to support our remote Quantity Surveyor based in China in managing project costs, quantities, valuations, and construction budgets for our ongoing developments.

The Quantity Surveyor will be responsible for verifying construction quantities, monitoring local material and labour costs, assessing project expenditure against the approved Bill of Quantities (BQ), and providing accurate cost information to support project planning and management decisions.

Key Responsibilities

• Review and verify quantities of materials, labour, and works executed on site against the approved Bill of Quantities (BQ), drawings, and specifications.
• Support the remote QS in China by providing accurate information on local material prices, labour rates, subcontractor costs, and prevailing construction market rates.
• Regularly conduct market surveys and maintain an updated database of construction material, labour, plant, and subcontractor rates.
• Assess expected material consumption and establish reasonable wastage allowances for major construction materials based on project requirements, industry standards, and actual site conditions.
• Monitor actual material usage against planned quantities and identify abnormal wastage, overconsumption, or cost variances.
• Conduct project valuations at major construction stages in accordance with the BQ, approved drawings, completed works, and project progress.
• Prepare periodic valuation reports indicating:
• Value of works completed.
• Percentage completion.
• Materials used.
• Outstanding works.
• Cost incurred versus budget.
• Cost variances and anticipated final project cost.
• Develop and maintain a monthly project budget for each construction project based on the approved BQ, project programme, construction progress, procurement requirements, labour requirements, and expected site expenditure.
• Monitor monthly expenditure against the approved project budget and highlight significant cost deviations to management.
• Assist in preparing cash-flow forecasts showing expected construction expenditure throughout the project period.
• Prepare and update construction work schedules in coordination with site teams, project managers, procurement, and management.
• Link project schedules with expected material requirements, labour requirements, procurement activities, and monthly construction budgets.
• Review contractor and subcontractor quotations, measurements, claims, and payment applications where applicable.
• Carry out site measurements to confirm completed works before valuations or payment recommendations.
• Assist in evaluating variations, additional works, omissions, and changes to project scope.
• Maintain proper records of BQs, valuations, cost reports, measurements, quotations, variation records, and project budgets.
• Prepare regular cost-control and project-performance reports for management and the remote QS.

Qualifications and Experience

• Bachelor's Degree or Diploma in Quantity Surveying, Construction Management, Building Economics, or a related field.
• Minimum 3 years of practical Quantity Surveying experience, preferably within residential or commercial building projects.

Strong understanding of:

• Bills of Quantities.
• Construction measurements.

• Good knowledge of the Kenyan construction market, including local material prices, labour rates, subcontractor rates, and construction practices.

• Proficiency in Microsoft Excel for cost analysis, budgeting, valuations, and reporting.
• Experience with Microsoft Project or similar project scheduling software will be an added advantage.
• Strong analytical skills and attention to detail.
• Ability to coordinate effectively with site teams, procurement personnel, contractors, management, and the remote QS.

• Resolve customer delivery complaints.
• Improve service levels.
• Maintain strong relationships with key customers.

Cost Control

• Prepare and monitor operational budgets.
• Control fuel costs.
• Reduce vehicle maintenance costs.
• Monitor warehouse-operating expenses.

Team Leadership

• Supervise operations personnel.

• Ensure compliance with KBL distribution standards.

Requirements

Qualifications

• Bachelor Degree in Logistics, Supply Chain Management, Business Administration, Operations Management, or related field.
• Professional certification in Supply Chain or Logistics is an added advantage.
• Driving License

Experience

• Minimum 5–8 years' experience in FMCG distribution.
• At least 3 years in a management role.
• Experience managing large fleets.
• Experience managing warehouse operations.
• Experience in beverage distribution is an added advantage.
