Building Maintenance Artisan at Trade and Development Bank (TDB)

Job Summary

Reporting to the Facilities and Property Management Officer, the Building Maintenance Artisan is responsible for the efficient operation and maintenance of the building systems and devices. The position assists in routine and preventive repair and maintenance measures within the scope and in line with the building safety regulations, operational and maintenance manuals. The position is also responsible for conducting regular inspections as per maintenance requirements, reporting inspections, and assisting the general technician in maintenance and operational activities. This role performs tasks ranging from mechanical, electrical, plumbing, HVAC system, firefighting, landscaping, and building interiors and exteriors.

Job Specifications

The Building Maintenance Artisan is responsible, but limited to the following functions:

Mechanical, Electrical & Plumbing Systems

• Assist in installing, maintaining, and repairing electrical control, wiring and lighting systems.
• Performing general electrical, mechanical, and plumbing maintenance.
• Inspect transformers and circuit breakers, and other electrical components and assist in proper maintenance.
• Assist in the inspection of the Lift functionality and assist in minor troubleshooting of the system.
• Assist in troubleshooting electrical issues using appropriate testing devices.
• Repairing and replacing equipment, plumbing, and mechanical fixtures as required.
• Assist in the operation of the water treatment plant ensuring chemical levels are always kept to the required levels.
• Reports the operation of the generator, assuring required fuel is provided as required and the fuel tank capacity is kept at required levels.
• Assist in conducting regular inspection of electrical, mechanical, and plumbing systems, advise on required cleaning, and populate regular reports on the systems operations.

HVAC Systems

• Assist in installing, maintaining, and repairing ventilation and air conditioning systems and equipment.
• Diagnosing electrical and mechanical faults for HVAC systems.
• Cleaning, adjusting, and repairing systems, and performing warranty services.
• Reports emergency repairs promptly and efficiently.
• Ensuring compliance with appliance standards and with Occupational Health and Safety Act.
• Complying with service standards, work instructions and operational manuals.

Building Interiors and Exteriors

• Lawn and landscaping scheduled watering.
• Pests control management.
• Inspecting fire extinguishers, alarms, and other safety measures.
• Inspecting doors for proper latches and insulation.
• Replenishing first aid kits as needed.
• Assist in conducting regular inspection of the building interior facilities, assuring that all furniture items are under good condition and advising on required maintenance.

General Support for all Systems

• Read technical diagrams and blueprints.
• Follow National Electrical Code state and local building regulations.
• Keeping daily logs and records of all maintenance functions.
• Thorough knowledge of safety procedures and legal regulations and guidelines.
• Performing other duties assigned.

Qualifications and Competencies

• Certificate in Electrical Engineering or in Electro-Mechanical/HVAC/Plumbing and Building management, or similar field from a recognized technical institution. National Diploma in similar field is an added advantage.
• A minimum of 5-8 years of experience in electrical engineering, electro-mechanical/HVAC, or similar field in a corporate environment setting.
• Knowledge in HVAC, mechanical, electrical, and plumbing systems.
• Knowledge of Occupational Health and Safety standards.
• Effective communication and interpersonal skills with ability to work in a multi-cultural setting.
• Adept in office systems software and equipment including MS Office computer literary.
• Full language proficiency in English.
