The Facilities Manager is responsible for the effective operation, maintenance, and enhancement of our industrial parks, ensuring that all buildings, infrastructure, and shared services meet Grade A/B logistics standards. This role oversees day-to-day facilities performance, service providers, health & safety compliance, and tenant satisfaction while supporting the asset management strategy to protect and grow asset value. The Manager will work in conjunction with the Asset Management function to ensure that the performance of the assets is in line with performance requirements. They will develop a side-by-side relationship with tenants with the Manager responsible for operational elements of the tenants’ facilities and the lease management being handled by the Asset Management function.
Key Responsibilities
Operations & Maintenance
- Oversee all technical operations of warehouses, utilities, and common areas (power, water, HVAC, fire systems, security, landscaping, roads, drainage).
- Implement preventive and predictive maintenance plans to minimize downtime and extend asset life.
- Ensure quick and effective response to breakdowns, emergencies, and tenant repair requests.
- Keep accurate records of maintenance activities, warranties, and asset registers.
Service Provider Management
- Manage outsourced vendors: security, cleaning, landscaping, waste management, MEP contractors, pest control, firefighting systems, generators, etc.
- Ensure compliance with SLAs, supervise performance, and enforce penalties where appropriate.
- Lead procurement processes for new services, ensuring cost-effectiveness and quality.
Health, Safety, Security & Environment (HSSE)
- Ensure full compliance with local regulations, building codes, and environmental standards.
- Lead regular safety inspections, risk assessments, and emergency preparedness drills.
- Maintain all statutory documentation: fire certificates, lift inspections, environmental licenses, etc.
- Promote a safety-first culture within the parks and among tenants.
Tenant Issues
- Serve as primary facilities point of contact for tenants.
- Manage move-in/move-out processes, coordinating with leasing and asset management.
- Resolve tenant operational issues promptly while maintaining professional relationships.
Utilities & Energy Management
- Monitor consumption and ensure accurate tenant billing for utilities (electricity, water, service charge).
- Optimize energy efficiency and support ESG initiatives (solar, LED upgrades, waste reduction).
- Prevent losses and ensure efficient operation of power systems, including generators and backup solutions.
CAPEX & Support
- Support planning and delivery of capital improvement projects.
- Provide technical input for refurbishments and miscellaneous works.
Budgeting & Reporting
- Prepare and manage annual OPEX and maintenance budgets.
- Track spending, forecast variances, and ensure cost discipline.
- Produce monthly FM reports for asset management, including KPIs, incidents, utilities, and vendor performance.

Qualifications & Experience
- Degree or diploma in Engineering, Facilities Management, or related field.
- 5–10 years’ experience in facilities management, preferably in industrial or commercial real estate.
- Experience with logistics parks, warehouses, manufacturing plants, or large multi-tenant sites is an advantage.
- Strong understanding of HSSE and statutory compliance requirements.
- Experience managing budgets and multiple contractors.
