    Property Manager


    Job Purpose: To effectively manage and maintain the Company‘s residential and commercial properties to the satisfaction of the tenants and directors.

    To develop new commercial/residential properties business, and provide comprehensive property services to clients.

    Responsibilities for the Property Manager Job

    • Maintenance: Ensuring the buildings are well maintained, by preparing a maintenance plan for the properties and monitoring its implementation.
    • To Carry out regular audits of equipment in properties to ensure its safe custody and to monitor their maintenance by any external parties, and ensure the overall maintenance budget is effectively managed.
    • Ensures contracts for maintenance services are in place, and supervises repairs.
    • Finance: Accomplishing financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
    • Prepares reports analyzing, and summarizing leasing data and trends.
    • Property management: Maintains property by enforcing rules of occupancy; inspecting vacant units, completing repairs and planning renovations; Letting: Attract tenants by advertising vacancies; obtaining referrals from current tenants; negotiating leases; collecting security deposit. Establish rental rates by surveying local rental rates;
    • Ensure all tenant leases are properly executed and registered. Customer service:
    • Developing and maintaining cordial relationships with clients by responding to their enquiries/requests/complaints expeditiously Safety:
    • Ensure appropriate safety standards are maintained and undertake quarterly health and safety inspections within the properties.

    Qualifications for the Property Manager Job

    • Diploma / Bachelor’s degree in Land Economics, Construction management, Project management or their equivalent
    • Computer proficiency with an emphasis in MS Office (particularly Word, Excel and PowerPoint). Knowledge of, or working with ERP an added advantage. Excellent communication skills, both verbal and written Honest, well organized and demonstrate a high level of integrity
    • At least Five years experience in Property management is a must.

    Business Support Desk


    Responsibilities for the Business Support Desk Job

    • (Products, services, programs and information which the individual must provide to external individuals or groups, or one another to accomplish the organization’s mission and strategy)
    • All Technical and Service Support escalations from all service touch points (Branch, Call Centre, Social Media, Agencies, Field service, Anti-piracy team, Service Desk etc.)

    • Experience at technology oriented service firms; Mobile telephony, BPO call centres, etc. will be an added advantage

    Maintenance Executive


    Main Role of the Maintenance Executive

    • To inspect equipment condition, measure & analyze trends and identify the needs for maintenance (Mechanical equipment), taking into account production constrains without compromising the safety needs of the plant.
    • Contributes to the best level of performance of the plant’s equipment
    • Support plant team in ensuring employees and contractors adhere to the Health and Safety Policy as well as adherence to OSHA Act in all the operations by employees and contractors.
    • Ensure compliance to our Environmental Policy and carry out maintenance activities in a manner that would cause minimum impact to the environment.
    • Maintain an in depth knowledge of the condition of the plant equipment on a continuous basis.
    • Ensure the planned inspection of all plant equipment and initiate work orders based on inspection results, including safety checks. In case of an anomaly, performs first an analysis and prioritise each action.
    • Monitors and coordinate condition predictors for all critical equipment i.e. Oil analysis, wear rates, Vibration analysis.
    • Follow up preventive maintenance schedules.
    • Validate and Update equipment specifications files and History sheets.
    • Carry out first level inspections on all Mechanical equipment in the plant.
    • Evaluate and improve the preventive maintenance plans as proposed by suppliers, create and update corresponding sheets.
    • Ensures systematic review, application and optimisation of lubrication program for all Mechanical equipment.
    • Carry out specific inspections (Basic vibration analysis, Balancing and laser alignment, noise, temperature, and other Mechanical measurements).
    • Preparation of daily work schedule for PM tasks in accordance with equipment needs while utilising SAP document and monitor equipment history files.
    • Develop and maintain a predictive maintenance program (Routes) for the plant and monitor progress and effectiveness of the preventive program and initiate any changes where necessary.
    • Counter check parameter settings for all the critical equipment and new installations e.g. Alarm levels.
    • Report Inspection findings and make recommendations to the Engineering management of the preventive and corrective work or improvements to be performed based on his analysis.
    • Performs on call duties for Mechanical Works
    • Other duties and assignments as necessary.

    Qualifications for the Maintenance Executive Job

    • Ordinary Diploma or Higher Diploma manufacturing Industry or Bsc. Mechanical Engineering
    • 5 years experience in a busy environment most preparable working in a cement processing , heavy machinery, soda ash , edible oils etc
    • Good in Vibration analysis, laser alignment and balancing
    • Computer proficiency in Ms Excel, MS Project, Vibration analysis software, Word.
    • Good knowledge of Health and Safety Laws and Regulations.
    • Engineering drawings reading skills.
    • Experience in a full cement manufacturing plant will be an added advantage

    • Sales; Market share in key categories & meeting sales targets where applicable
    • Stock Availability and order generation; Ensuring all FMS models are on shelves. Depending on the branch, FMS stock is pre- determined (Stock lists tbe checked daily).
    • Displays; Golden zone displays and systematic display ensuring brand visibility and prominence.

    Qualifications for Merchandiser Job

    • Minimum Diploma in merchandise management, retailing, product procurement, sales or any other related field of study.
    • 1-2 years of experience in the merchandising
    • Must possess outstanding communication skills
      Must be motivated, energetic, professional, courteous and organized

    Freight Forwarding Executive


    Responsibilities for the Forwarding Executive Job

    • The incumbent will build and grow the international freight forwarding business in close liaison with various route Managers and the local sales teams
    • Sales Leads: Use available data from various sources to build up sales leads that are shared with group offices and followed closely to closure.
    • Client Relationship Management: Visit potential clients individually or with the direct sales team to educate and sell end to end solutions.
    • IFF Reporting: Develop and implement templates that will show gains and losses on IFF business on a monthly basis.
    • Tariffs: Manage the tariff in conjunction with the team and ensure air and ocean rates are competitive whilst comparing with the local available rates.

    Qualifications for the Freight Forwarding Executive Job

    • Business Degree
    • Knowledge of the freight industry
    • 3 years work experience
