    Facilities Administrator - Gated Community

    Location:  Kisumu

    The Position

    The Facilities Administrator will be responsible for the maintenance of the property by ensuring that tenants are comfortable and that all their concerns are addressed as they are raised as well as safeguard the landlord’s investment by executing his/her responsibilities diligently and keeping the office informed at all times on the happenings at site.

    Key Responsibilities

    •  Coordinate with the relevant authorities to ensure that we are compliant.
    •  Liaise with contractor handling water testing and water levels in boreholes to ensure that they are in line with the requirements.
    •  Liaise with contractors and suppliers to ensure that maintenance schedules are adhered to.
    •  Supervising and coordinating the work of contractors and suppliers.
    •  Management of suppliers and contractors contracts.
    •  Reduce downtime for vacant units.
    •  Coordinate with the office to ensure that their property has visibility.
    •  Ensure timely collection of service charge.
    •  Suggest cost cutting measures to the management.
    •  Ensure that emergency matters are handled adequately and in a timely manner.
    •  Ensure that safety standards are adhered to.
    •  Assist in developing standard operating procedures (SOPs) for their property.
    •  Sourcing business for the company.
    •  Ensure that proper waste management mechanisms are in place.
    •  Ensure enforcement of bylaws
    •  Enforcing rules of occupancy.
    •  Prepare reports as maybe required and make written recommendations.

    Requirements for the Position

    •  Have a minimum qualification of a Degree in a Business related or Building Construction course from a recognized institution.
    •  Qualifications in a Real Estate related course will be an added advantage.
    •  Minimum twenty five [25] years of age.
    •  Minimum work experience of at least five [5] years.
    •  Must be proficient in MS Office applications.
    •  Candidate should be currently residing in Kisumu or willing to relocate.
    •  Experience in managing residential properties will be an added advantage.
    •  First aid training will be an added advantage

    Facilities Assistant - Residential Property

    The Position

    The Facilities Assistant will be responsible for the maintenance of the property by ensuring that tenants are comfortable and that all their concerns are addressed as they are raised as well as safeguard the landlord’s investment by executing his/her responsibilities diligently and keeping the office informed at all times on the happenings at site.

    Key Responsibilities

    •   Supervising outsourced services that include cleaning, maintenance, grounds and security.
    •   Ensure that all the common areas are clean.
    •   Ensure that there is water in the underground tank throughout and overhead tanks if any, and inform the office in case more            needs to be added.
    •   Attend to all residents immediate needs.
    •   Ensure that the main gate is manned and locked at all times by coordinating with the guards on duty if any and report if guards        do not execute their responsibilities as   required.
    •   Keep an occurrence book for notable activities and events within the premises.
    •   Keep the office informed on any issues that may arise.
    •   Ensure all unoccupied rooms are cleaned and locked at all times.
    •   Enforcing rules of occupancy.
    •   Ensure that the client is “happy” with our work.
    •   Prepare reports as maybe required and make written recommendations.
