    Senior Project Manager (Roads & Infrastructure) - Athena Properties Ltd

    Job description

    Mission:

    Athena Properties Limited, a leading real estate development company in East Africa is a subsidiary of Centum Investment Company PLC. With a vision of becoming Sub-Saharan Africa’s lifestyle developer of choice, Athena focuses on large scale mixed-use Developments with the most recent one being the Two Rivers Development.

    The role of the Head of Project Management will be to ensure assigned projects are completed within budgets and schedules while meeting client needs, business & investment objectives as stipulated in the Approved Athena project development manual. The role holder is expected to provide leadership for the Athena project management function by managing, coordinating, and organizing staff development within Athena.

    Outcomes:

    • Within the first 10 days, the role holder expected to clearly understand and contribute to all project development processes and draw a work-plan to deliver all committed results.
    • He/ she will be in-charge of responding to on-going project opportunities and constraints to adhere to plan.
    • Within the first 15 days, the role holder shall review all assigned projects and maintain orderly records and documentation to allow for real time reporting and accountability to the Athena management, partners, client and investors.
    • He/she will be in-charge of project management and supervision.
    • Within the first 20 days, the role holder shall coordinate multiple & complex teams of internal staff and external consultants including architects, engineers, environmental consultants, lawyers, surveyors, contractors, tax and finance team
    • Within the first month, the role holder shall continually research and stay on top of industry trends to promote innovation and seek process and quality improvements.
    • The role holder will be expected to always expedite due diligence and securing of statutory approvals for proposed developments.
    • The role holder shall coordinate design team during design and engineering phase to achieve expected results.
    • In addition, they shall coordinate the construction management team to ensure on time and on time delivery and attend construction inspection and ensure quality control.
    • The role holder shall manage project budget.
    • This is inclusive of preparation of budgets and management of change orders and invoicing.
    • He/ she shall ensure all are approved, contracted and paid on time to maintain progress.
    • The role holder shall Prepare responses to RFQ’s and RFP’s for projects. He/ she shall solicit and manage vendor and contractor services for ongoing projects

    The role of the Head of Project Management will be to ensure assigned projects are completed within budgets and schedules while meeting client needs, business & investment objectives as stipulated in the Approved Athena project development manual. The role holder is expected to provide leadership for the Athena project management function by managing, coordinating, and organizing staff development within Athena.

    Outcomes:

    • Within the first one month, the role holder shall have both formal and informal engagements with the Athena Team and provide documented output on various touch-points and key insights with action points. He/she shall oversee the supervision, mentoring, and the development of junior staff.
    • Within the first three months, the role holder shall manage program of projects and project managers to ensure successful completion and coordination of all efforts.

    The role holder shall be responsible for ensuring that project managers:

    • Manage the project team including architects, engineers, workplace consultants, construction managers and administrative support.
    • Develop schedules and budgets for assigned projects.
    • Identify and evaluates alternative solutions to best meet project goals
    • Prepare detailed construction cost estimates and documentation for project funding authorization.
    • Within the three months , the role holder shall prepare detailed construction programs, project cashflows and documentation.
    • He/she will be interfacing with the appropriate levels of management to obtain approval signatures.
    • Explanation of project scope and the associated costs as required is part of this process.
    • The role holder shall manage and coordinate large and/multiple real estate projects through all phases of design, approvals and construction. He/ she will monitor progress, provide financial control and ensure quality of all projects undertaken.
    • The role holder shall participate in or oversee the pre-qualification and bid evaluation process for consultants, contractors, and other outside vendors and selects vendors.
    • He/ she shall ensure compliance with all company policies and procedures.
    • The role holder shall meet regularly with senior management at Centum and with other top executives.
    • He/ she must work cooperatively with all Centum Business units and manage efforts of other corporate support functions such as Legal, tax, finance risk and security.
    • The role holder shall operate with significant independence and minimal supervision as the principal project manager. He/ she shall prepare regular reports on progress, budgets, and expenditures related to the management of real estate development activities; and ensure timely and appropriate reporting to the Managing Director
    • The role holder shall work cooperatively with and ensure that projects managers work cooperatively with the appropriate delivery team and project client to clarify specific needs and requirements and keeps client up-to-date on project status throughout process.
