Participate in developing and implementing operational policies affecting the assigned zone.
Train and manage property field officers
Ensure properties under the docket meet established quality standards
Actively engage in business development activities in liaison with the assistant property manager and the Quality Control and Valuations Manager
Maintain an excellent customer service relationship with landlords, tenants and co-workers
Stay on the cutting edge of market conditions, trends and product knowledge, competition while ensuring same strength is with the co-workers
Ensure timely collections of all rent, service charge, utility bills
Oversee and direct efforts to maximise rental income and high occupancy through sales and marketing plans
Ensure adherence to the SOPs
Prepare and deliver all legal and formal notices in accordance with state law and company standards, including but not limited to late notices, change in terms notices and lease violations in liaison with the assistant property manager
Resolve landlord and tenant complaints or escalate complex issues/matters to the assistant property manager
Initiate all necessary evictions by preparing copies and forwarding all appropriate paperwork for processing while ensuring all legal processes are adhered to
Assist and ensure all customer complaints are handled promptly and appropriately
Participate in planned resident activities
Manager tenancies from on boarding/lease to rennet exit/move-out in liaison with the assistant property manager
Liaise with landlords for timely and successful completion of maintenance requests
Let vacant units or spaces
Inspect property conditions and coordinate maintenance activities
Manage budgets, accounts, rent collections and tenant notices
Create and distribute marketing material to attract new tenants
Key Qualifications
A Bachelor of Commerce Degree or another business degree from a recognized university.
A Bachelor’s degree in Real Estate will be an added advantage.
KCSE mean grade C+ or above
Proven work experience as a property field officer/manager or similar role
Fluent in spoken and written English. Computer literacy.
Working knowledge of MS Office suite
Ability to operate and understand personal computer functions and company utilized software packages.
Excellent communication skills, both verbal and written.
Strong organizational and time management skills with the ability to prioritize wisely.
Good customer relationship management skills.
Excellent interpersonal and conflict resolution skills.
Good understanding of basic accounting practices.
Knowledge of on-site maintenance requirements, including dealing with vendors and contractors.
